Interior Commercial Painting Process:

  • Use drop cloths or appropriate floor covering such as plastic or construction paper for floor protection. 
  • Plastic sheeting placed over interior furniture, equipment or other assets as necessary for protection against possible paint splatter. 
  • Dusting and removal of surface dirt prior to priming. 
  • Patch small holes, cracks, caulk around windows and doors with appropriate patching and caulking compound. 
  • Major cracks repaired with compound and dry wall tape if required. 
  • De-glossing of enamel surfaces prior to painting with T.S.P. or equivalent as required. 
  • Prime and neutralize bleed-through trouble spots as needed. 
  • Apply top coat, latex or alkyd base until coverage obtained (this step as well as all other steps which are stated as may be necessary or needed to be determined by visual inspection of Hines Brothers foreman). 
  • Sanding as necessary of all moldings, trim, doors prior to top coat. 
  • Apply with a brush, roller or spray to be determined by Hines Brothers Installer. 
  • Cleanup and removal of materials and debris. Touch up materials of each topcoat color left on site. 


Exterior Commercial Painting Process:

  • Perform Lead Based Paint Screening Survey on structures built prior to 1978. 
  • Hydrowash exterior of building to remove dirt/debris. Mildew wash if necessary. 
  • Check for popped nails and re-nail if necessary. 
  • Wirebrush, scrape or sand wood, stucco and trim as necessary to remove loose material. 
  • Patch cracks and voids in stucco and wood walls as necessary to make less visable. 
  • Apply flexible elastomeric caulk around openings as necessary to seal around doors and windows. 
  • Remove and replace any loose glazing putty materials in wood windows. Prime as needed. 
  • Apply wood conditioner to weathered wood as needed. Apply rust converter to exposed rusted ferrous metal as needed. 
  • Apply sealer and/or primer as necessary to building. 
  • Apply top coat and/or elastomeric coating to walls 
  • Hines Brothers will clean up property on a daily basis. Order of work may vary depending on job specifics.
